Real estate and investment in Uruguay

Advice and support in buying, selling and managing property for local and foreign clients. We bring together the legal, tax and notarial analysis of each transaction with the most suitable investment structure.

Approach

Investing in property with every piece in place

A property investment involves much more than the price: how you buy (in your own name, through a company or a trust), the taxes on the purchase, the rent and the sale, the title search and, for those coming from abroad, its link to residency.

GlobalTax steps in to:

  • Assess the transaction and its risks before signing
  • Decide in whose name and through which structure to buy
  • Anticipate the taxes and costs of the purchase, the rent and the sale
  • Coordinate the notary, the real estate agency and financial institutions
  • Support the ongoing management of the property

Frequently asked questions

Frequently asked questions about property investment

Yes. Foreigners can buy property in Uruguay on the same terms as Uruguayans, without having to live in the country. What is worth deciding beforehand is whose name the property goes in and how the income will be reported.

The main one is the Property Transfer Tax (ITP): 2% paid by the buyer and 2% by the seller, calculated on the official value set by the Cadastre. On top of that come the notary’s fees and, if one is involved, the real estate agent’s commission.

It can. The rules provide for tax residency through real estate investment above a certain amount and with additional requirements. We analyse it together with your situation in your home country.

It depends on what the property is for, your tax residency, how the rent will be collected and your succession plans. We compare the options with numbers before you sign.

Yes. We support the management of the property: lease agreements, rent collection, payment of taxes and expenses, and reporting the rental income to DGI.
